Community Amenities

Table Rock Lake community waterfront

Private Boat Docks & Slips

Exclusive private boat docks with direct access to Table Rock Lake. Open to slip owners and their guests only. There is no public dock or swimming area with access to the lake.

Common Green Areas

Maintained common areas and green spaces throughout the community for residents to enjoy.

Paved Roads

All interior community roads are paved and maintained by the association, including a portion of Rambling Road as it enters the neighborhood.

Water & Sewer Services

Community water and sewer infrastructure is provided and maintained by the association, ensuring reliable utility service for all property owners.

Community Standards

Rules & Guidelines

The following is a summary of key community rules. The full CC&Rs and Rules & Regulations documents are available on the Documents page.

Waterfront & Docks

  • Dock slip ownership is exclusive to Eagles Point lot owners.
  • Table Rock Lake and its shoreline fall under the jurisdiction of the U.S. Army Corps of Engineers. Eagles Point and all residents are bound by their guidelines. Learn more at swl.usace.army.mil.

Landscaping & Exterior

  • Lawns, landscaping and home exteriors must be maintained in a neat and well-kept condition.
  • Exterior modifications, additions, or new construction require Design Review Committee approval.
  • Fences must conform to community standards outlined in the CC&Rs.
  • No junk vehicles, boats, or equipment may be stored in view of neighboring properties.

Vehicles & Parking

  • All vehicles must be parked in designated areas — driveways, garages, or approved parking pads.
  • Street parking is permitted for guests or contractors only and must not obstruct traffic flow.
  • Recreational vehicles and boats may be stored on property if screened from view.
  • Speed limit on all community roads is 20 mph.
  • Utility vehicles and golf carts are subject to the same rules of the road as motor vehicles.

Pets

  • All pets must be kept on a leash when outside the owner's property.
  • Pet owners are responsible for immediately cleaning up after their animals.
  • Domesticated farm animals are not allowed.
  • Excessive or persistent barking that disturbs neighbors is prohibited.

Fires & Burning

  • Open burning is subject to all applicable county and state regulations.
  • Recreational fire pits must be a minimum of 15 feet from any structure.
  • Fires must be attended at all times and fully extinguished before leaving.
  • Burning of trash, treated wood, or construction materials is prohibited.

Noise & Nuisance

  • Quiet hours are observed from 11:00 PM to 7:00 AM daily.
  • Amplified music or sound equipment must not be audible beyond property lines during quiet hours.
  • Construction and power equipment use is limited to one hour before sunrise and one hour after sunset.
  • No hunting or recreational use of firearms is allowed in the neighborhood.

New Construction & Architectural Changes

  • Any exterior modification — including paint color changes, additions, sheds, or decks — requires a completed Design Review Application.
  • Applicants should allow a minimum of 30 days for a response from the Design Review Committee consisting of approval, the need for more information, or denial.
  • All new construction is subject to a non-refundable $1,500 infrastructure fee due prior to the start of construction.
  • New construction is subject to a minimum square footage and other building requirements as defined in the CC&Rs.
  • Major renovations, including new builds, are required to pay a $1,500 fully refundable neighborhood damage deposit.
  • Work may not begin until written approval is received.
  • Approved plans must be followed as submitted. Material changes require a new or updated application.

Trash & Waste

  • Trash containers must be stored out of sight except on collection day.
  • Containers may be placed at the road no earlier than the evening before collection.
  • No dumping of any materials on common areas or neighboring properties.
